Overview: how Suffolk is laid out
Think of Suffolk as three places under one city name. North Suffolk, along Route 17 and Bridge Road near the MMMBT, is where most of the newer subdivisions and shopping are. Downtown sits inland on the Nansemond River with the historic districts. Then there's everything south and west: farms, timber, and small crossroads communities like Holland and Whaleyville. Which Suffolk you pick changes your commute more than anything else.

How to read the median
It's the middle sale across every type of home, so a city with more condos and townhomes shows a lower number, and one with more acreage or waterfront shows a higher one. Use it to compare cities, not to set your budget. Your budget comes from your lender and your full monthly number.

Real talk: the car tax
This is the one that surprises people from other states. Every car gets a bill every year, and it isn't in your mortgage escrow. Virginia's PPTRA lowers the rate on the first $20,000 of value for qualifying personal-use vehicles. If you're active duty with a legal residence in another state, you're generally exempt under the SCRA. Bring your LES to the Commissioner of the Revenue when you arrive.
Commutes from Suffolk to bases and job centers
North Suffolk sits at the foot of the Monitor-Merrimac Memorial Bridge-Tunnel (I-664, no toll) for the Peninsula and Newport News Shipbuilding. To Norfolk, the common routes use the tolled Midtown or Downtown tunnel; a toll-free route via I-664/I-64 and the High Rise Bridge is longer. Downtown and rural Suffolk add real distance to everything.

Run the bad-day test
Map the drive for a Tuesday at 7 a.m. and the drive home at 5 p.m. Then ask: if the tunnel on that route is backed up, what's my other way? If there isn't one, that's fine, as long as you choose it on purpose.
Flood zones and insurance in Suffolk
Waterfront areas along the Nansemond and James rivers and creeks can be in FEMA flood zones. Much of inland Suffolk sits higher, but check every address.
- Virginia is buyer-beware. The Residential Property Disclosure Statement says the owner makes no representation about flood hazard areas (Va. Code § 55.1-703). That homework is on you.
- Check the address on the FEMA Flood Map Service Center and Virginia DCR's VFRIS flood risk map.
- Flood isn't in a standard homeowners policy. If the home is in a high-risk zone and your lender is federally regulated, flood insurance will be required. Get a quote before your inspection period ends.
- Wind is separate, too. Many policies here carry a separate hurricane or wind deductible. Read it.
Drive it at high tide
Maps tell you the zone. They don't tell you the road out of the neighborhood is under water twice a month in the fall. If you're serious about a house near the water, look at it at high tide or after a hard rain, or let me go look for you.

Pros and cons of living in Suffolk
The upside
- You can often get newer construction or more land for the money. North Suffolk has a lot of newer master-planned communities, and the rural areas have acreage and farmhouses.
- North Suffolk sits right at the foot of the MMMBT (I-664), and that crossing is free. Handy for the Peninsula and Newport News Shipbuilding.
- The real estate tax rate ($1.06 per $100) is the third-lowest of the seven cities, and the stormwater fee ($7.50 a month) is the lowest.
- Homes have been sitting longer here: a median of 49 days on market, versus 25 to 28 in the other six cities (Redfin, three months ending Aug. 2026). That can mean a little more room to negotiate. Can, not will.
The trade-offs
- Distance. From downtown or rural Suffolk, Naval Station Norfolk is a long drive, and the common routes to Norfolk use a tolled tunnel. The toll-free route is longer.
- Water bills. In Chesapeake's FY 2027 comparison, Suffolk's estimated water bill was the highest of the seven cities (about $100 for 5,000 gallons a month, before sewer).
- A $30 a month trash fee, and rural homes may be on a private well and septic. Budget for a well test and septic inspection.
- The Route 17 and Downtown special tax districts carry higher rates. Check the district for the exact address.

Active-duty service members whose legal residence is in another state are generally exempt under the Servicemembers Civil Relief Act; bring your LES to the city's Commissioner of the Revenue. It isn't paid through your mortgage escrow.

That median covers all home types, so condos and townhomes pull it down and waterfront or acreage pulls it up.
How long is the commute from Suffolk to Naval Station Norfolk?
From Harbour View, Naval Station Norfolk is about 35 minutes (18.3 miles) with no traffic, and Newport News Shipbuilding is about 20 minutes (11.2 miles). From Downtown Suffolk, Naval Station Norfolk is about 50 minutes (28.0 miles) with no traffic, and Newport News Shipbuilding is about 40 minutes (27.4 miles). North Suffolk sits at the foot of the Monitor-Merrimac Memorial Bridge-Tunnel (I-664, no toll) for the Peninsula and Newport News Shipbuilding. To Norfolk, the common routes use the tolled Midtown or Downtown tunnel; a toll-free route via I-664/I-64 and the High Rise Bridge is longer.
